Waterfront Home

Lake front architect designed home just north of Sandpoint. Complex site preparation due to soil condition, right on the beach. Site drainage and careful attention to backfill and grade coupled with critical engineering during framing permits this special home a grounded foundation on a unique hill side property. Custom built in Sagle, Idaho, just south of Sandpoint makes this entire home a virtual "cabinet" in itself. This efficiency house was custom designed by a local architect to provide everything a home owner needs in a small footprint. Daylight basement creates the 1st level with a stained concrete floor. Second floor houses living and kitchen area. Site built rough sawn roof trusses and ample insulation, permit this wood heated home to exist in harmony on it's mountain wooded property. Redwood siding and multi level decks and patios permit a fluid transition to gardening and forest floor on this hill side site.

Spirit Lake Home

Very comfortable semi-custom home in the Spirit Lake area. This home reflects elements from the Mediterranean vernacular. Complete exterior stucco creates both a very different effect and a fire resistant cladding. This home features an "in floor" Hydronic, propane fired boiler for its heating loads. Elliptical arches through-out speak of the Mediterranean theme as does the ample use of large ceramic floor tile and custom tile in master bathroom. Granite counters and semi-custom cabinetry blend seamlessly with the rock fireplace. In a remote area this home has a built-in propane generator coupled with an "auto start" transfer switch; in reaction to concerns for power outages.

South Shore Pend Oreille River Home

Cabin near the south shore on the Pend Oreille River. Designed and drafted with-in our office this conventional frame house resides on a wet site amongst the cedars. A wider foundation footing permits a solid foot on this woodland property, with substantial considerations of flood plain. Board and Batt siding contribute to the mountain/cabin feel and decks on north and south exposer permits homeowners the flexibility to find outdoor shelter, both from and in the sun. Solid sawn timbers lend their support visually and structurally. Interior fireplace, custom tile and rustic cabinetry complete this two story getaway. Granite counters and slate backsplash create a terrific kitchen accent. Atmospheric source heat pump provides forced air heating and air conditioning. This house is generator ready with a stand alone transfer switch when power is out.

This single story rancher is in camp on a very private lake in the west Sagle area. Horizontal “hardi cement” plank siding creates both a fire resistant and ideal paint grade exterior medium. Ample deck facing the private lake and a covered entry porch make for a warm welcoming. Cherry wood flooring, pigmented lacquer cabinets and a pine ceiling compliment a slate entry and a custom master bathroom with a large walk-in shower and jetted tub. This lake front property created some very challenging drainage issues with seasonal mountain run-off. This house has a very sophisticated “ground source” heat pump; a proprietary liquid medium is pumped through a series of six foot deep trenches pulling latent heat right out of the earth. This Glycol based liquid is returned back to the heat exchanging air-handler, and both heating and cooling needs are met very efficiently and naturally; via forced air. This cutting edge technology meets the home's heating and cooling loads not only with a cost effective approach, but also a reduced carbon foot print.

Lake Pend Oreille Haven Home

A jewel worthy of the adventure, a unique lake front property along the shores of Lake Pend Oreille out on the Sagle peninsula. A beautiful site with north exposer that created challenges for excavation, foundation development and material handling. This custom homes daylight basement with bedrooms, bathrooms and two car garage enabled the structure to spring from within the hill. Coupled with it’s lake front expansive elevation, both lower and main levels open to breath taking views. Cedar siding, exterior rock work, and a large deck permits very enjoyable outdoor living. A stained, stamped and sealed concrete patio below the main deck deliver you nearly to the waters edge. “Hand Scraped” hardwood floors, Knotty Alder doors and custom trim work make for terrific design. This house features a “lake source” domestic water system combined with a high tech filtration system. Atmospheric source heat pump provides heating and cooling needs.
